Less than a year after completion, the newly built mansion at 46 Cliff Road in Belvedere hit the market. The waterfront mansion is asking $32 million, the San Francisco Business Times reported. The three-storey home sprawls across 5,000 square feet with four bedrooms, five bathrooms, and what may be its most prized perk: direct access from street to water, which is rare on Belvedere Island. The current owners, who acquired the property this year, are putting it back on the market as they are building a larger residence elsewhere.
What the buyer gets

It is one of the very few places in the world where land, water, and land conspire to create something magnificent. Most homes on the island either face the water or back onto the street. This one does both. So the buyer really gets unobstructed views across the bay towards San Francisco and the Golden Gate Bridge!

Set at the water’s edge, this mansion has a magnificent view of the San Francisco skyline, the Golden Gate Bridge, the Marin Headlands, Sausalito, and Mount Tamalpais. The house comes with four bedrooms and five full bathrooms. The primary suite includes a walk-in wardrobe. The kitchen is clean and functional: stone counters, a gas cooktop, wine refrigerator, dishwasher, range hood, and the standard ensemble of appliances that make a modern kitchen feel complete. Wood and stone flooring flows through the main living areas, anchoring the open layout without the visual weight of wall-to-wall carpet.

The living room opens onto a terrace where the bay views actually land. A fireplace and deck access make the space feel like somewhere people might actually spend time. There is a spa with a built-in hot tub outdoors and a grill, along with multiple terraces that appeal to buyers who are great hosts. The modern construction includes a two-car garage, contemporary amenities throughout, and the kind of finish that commands this price tag before the first occupant moves in.

The lot itself carries history. It was last sold in May 2019 for $2.1 million before any development. The transformation from vacant land to turnkey luxury home in roughly seven years reflects the velocity of wealth appreciation in this enclave. Belvedere Island’s geography, surrounded by water, with limited buildable land, creates scarcity, which keeps prices climbing.

Tania Toubba, the agent listing the property through Sotheby’s International Realty, told the outlet that the newly built home’s owners intended to live there long-term, but they ultimately “decided they need more space and are currently building a larger home.” Quinta Properties LLC, a local family-owned builder linked to Rudolph Koppl, owns the property, the outlet reported.
A market in motion

The $32 million listing arrives amid a flurry of activity on the peninsula. Last month, 125 Belvedere Avenue was sold for $16.9 million, sidestepping an auction through Concierge Auctions. Down the road, a nearly 10,000-square-foot property at 20 Crest Road is asking $50 million, which would set a residential record for Marin County if the sale closes at that figure.

The market really started moving upwards after Apple design chief Jony Ive completed a surprise $73 million acquisition in September 2025. Ive bought four homes on the peninsula in a single off-market deal: three consecutive houses on Golden Gate Avenue and another on Beach Road. Ive’s largest property, with five bedrooms, 11 bathrooms and four fireplaces, was sold for $43.5 million. This move assured Belvedere’s ultra-luxury tier and appeared to catalyse price increases across the island almost immediately.Agents were flooded with calls after Ive’s purchase became public. One estate down the hill from his compound bumped its asking price 10% within days. For a property in Belvedere, a 10% jump means adding millions without changing a brick.
